The Friday, October 14th 2022 Community Leaders’ Meeting was opened by Cuero Development Corporation Administrative Assistant Samantha Bayfus who introduced Kip Miller, owner of the new and expanding RV park and resort and soon-to-open restaurant, located on the northwestern edge of Cuero at 1610 N Terrell Street (Farm-to-Market Road 766). Miller spoke to members of the community about how he came to Cuero and the current and future development of his property.
Miller, who currently resides in Katy with his wife and 12-year-old grandson but is seeking to eventually relocate to Cuero, briefly described his early life in another small town in Indiana where he was born and raised. He worked in construction in the state until 1975 when he relocated for employment with other construction/development companies, first in Houston/Baytown, Texas, then in Colorado Springs, Colorado where he started his own construction business in 1989. In 2001 he moved back to Texas, where his business serviced the Houston-Austin-San Antonio market until he sold it in January 2020 with the intent of retiring “for about the third time.”
Miller and his wife invested in an RV, and soon found that there were very few RV parks in the region that met their standards of quality and affordability. This led Miller to consider a new business venture and, based on the recommendation of a Cuero Regional Hospital employee with knowledge of available property for development near the hospital campus, he purchased land to realize his concept of a family-oriented RV park and resort.
Despite the extant construction supply-chain issues, the TLC RV Park and Resort opened in June of this year, and approximately three months after breaking ground on the park, Miller began pursuing the idea of an adjacent bar and grill on the property. Although he admitted, “I wish we had started both of these at the same time” earlier in the year, the park has already attracted significant business, with a steady occupancy of about fifty percent of the existing 80 units, which he said will soon be expanded to 100-110. Amenities include RV and cabin accommodations, storage units for RV tenants, hotel-quality bathrooms, a recreation center with kitchen, laundry facility, a children’s playground, and an extra-large swimming pool.
Miller stated that he is courting 55-and-older residents, and he believes RV Parks and Resorts like his will be a draw for families looking to move from bigger cities to small towns. “I think there’s opportunity in Cuero,” he said.
There will be no Community Leaders’ Meeting in November. The next Community Leaders’ Meeting, with tentatively scheduled speaker Sandra T. Osman, Executive Director of Cuero Main Street, will be announced for December.
